What Does a Relocation Real Estate Agent Do?
What a relocation-focused agent actually does, when hiring one makes sense, and the questions to ask if you are moving to North Atlanta from out of state.
A relocation real estate agent handles the parts of a move a general buyer's agent is not built for: orienting you to an unfamiliar metro, touring homes for you remotely, holding a timeline set by someone other than you, and connecting you to local vendors. In the National Association of Realtors' 2025 Profile of Home Buyers and Sellers, the median distance between the home buyers purchased and the home they moved from was 20 miles, down from the survey high of 50 miles in 2022, which means a long-distance move is the uncommon case and an agent who does it often is doing something most agents rarely do. NAR's 2025 Profile also found real estate agents were the most useful information source in the home buying process.
What a relocation agent is
A relocation agent is a licensed real estate agent whose practice is organized around buyers arriving from another metro or another state, often on a timeline set by an employer. The work starts earlier than a typical purchase. Before showings there is area orientation, school-boundary verification, commute testing, and a conversation about which municipality actually fits the household.
The National Association of Realtors awards designations and certifications that mark training in this kind of work. The Accredited Buyer's Representative designation is for real estate buyer agents who work directly with buyer-clients at every stage of the home buying process. NAR's Military Relocation Professional certification focuses on educating real estate professionals about working with current and former military service members to find housing that suits their needs and takes full advantage of military benefits, and the Military Relocation Professional Certification Core course is an approved elective for the Accredited Buyer's Representative designation. Worldwide ERC offers the Certified Relocation Professional and Senior Certified Relocation Professional designations. An agent can be designated a Senior Certified Relocation Professional after earning the Distinguished Service Award, which follows 25 service points through Worldwide ERC.
Designations are not all the same weight. Before you treat one as a qualification, it is worth checking who presents or accredits the training, whether continuing education is earned, and whether recurring dues are required to maintain it. Some carry additional or recurring dues.
Where a relocation agent's job differs from a general buyer's agent
Every buyer's agent in Georgia does the same core legal job. Georgia's Brokerage Relationships in Real Estate Transactions Act requires a written brokerage engagement agreement signed by the broker and client to establish a client relationship, under O.C.G.A. section 10-6A-3. That agreement must describe the types of agency relationships available through the broker and the terms under which the broker will receive a commission, provisions not contained in the standard purchase and sale agreement. Under BRRETA, a broker engaged by the buyer must timely present all offers, whether written or oral.
The difference is what happens around that core. A local buyer already knows the difference between Alpharetta and Roswell, already knows which way traffic runs at 8 a.m., and has usually stood on the street. An out-of-state buyer knows none of it and is often deciding from photographs. NAR's 2025 Profile found the top ways an agent helped buyers were finding the right home, negotiating terms, negotiating price, and paperwork. For a relocating buyer, the first of those four expands into most of the engagement.
There is a second structural difference. NAR's 2025 Home Buyers and Sellers Generational Trends Report found the most common reasons for selling are houses that are too small or a job relocation. When a job is driving the move, the sale on one end and the purchase on the other are a single sequencing problem, and someone has to own it.
The services that make up relocation work
Area orientation comes first. North Atlanta is a local-area label rather than a jurisdiction, and the cities inside it are real and separately governed. Fulton County's own description lists North Fulton as including the cities of Johns Creek, Milton, Sandy Springs, Alpharetta, Roswell, and Mountain Park. All of North Fulton County is incorporated. Alpharetta is a city in northern Fulton County, incorporated December 11, 1858; downtown Alpharetta is 26 miles north of downtown Atlanta, and the city borders Johns Creek, Roswell, and Milton, with unincorporated Forsyth County to the northeast. Johns Creek is a Fulton County city incorporated December 1, 2006, and voters in northwest and northeast Fulton County voted on July 18, 2006 to incorporate the new cities of Milton and Johns Creek. Milton County existed separately with Alpharetta as its county seat until the end of 1931, when it was merged into Fulton County, and Roswell, formerly a Cobb County town, was ceded to Fulton County on May 9, 1932. Those histories are the reason the map does not behave the way a newcomer expects.
School boundaries are their own orientation problem. Fulton County Schools serves Alpharetta, Johns Creek, Milton, Mountain Park, Roswell, and Sandy Springs north of Atlanta, as well as South Fulton communities, and the Fulton County school district is the only non-contiguous school district in Georgia. Mailing addresses complicate it further: the U.S. Postal Service does not assign ZIP codes to Johns Creek, and ZIP codes 30005, 30022, 30024, and 30097 from other cities apply in various parts of Johns Creek. A ZIP code is not a school zone and not a city limit. Verify the boundary for the specific address, every time.
Remote touring is the second service. As of July 2020, 36% of Americans said they were more likely to try to buy a home entirely online during the pandemic, and 30% said they would do so after it ended. If you are buying from another state, assume video walkthroughs and live remote tours are part of the process rather than a courtesy.
Timeline management is the third. NAR's 2025 Profile found recently sold homes were on the market a median of four weeks, one week longer than the prior year, and that buyers viewed a median of 7 homes during their search. Those are national figures, and they are the closest thing to a planning baseline a relocating buyer has before arriving.
Local vendor connections are the fourth, and Georgia rules shape how they are given. Under BRRETA, agency status does not have to be discussed with a prospect until the time of the brokerage engagement, though discussing it earlier is good practice.

When hiring a relocation specialist earns its keep
An unfamiliar metro is the clearest case.
Cost is the second case. Average annual household expenditures in the Atlanta metro area were $27,869 for housing and $13,596 for transportation in 2023 to 2024, and together the two categories were 49.9% of average annual spending. A relocating household that budgets for the house and not for the drive is budgeting for one of those two categories.
Work pattern is the third. Before you pick a city, decide which of those two you are, because a fully remote household and a daily-drive household should be looking at different addresses.
Infrastructure timing is the fourth. The Georgia Department of Transportation's SR 400 mobility project covers 16 miles from North Springs MARTA Station to McFarland Parkway and identifies planned stops at Holcomb Bridge Road, North Point Mall, and Windward Parkway Park & Ride. Planned stops are planned. Buy on the access that exists on the day you close.
Family coordination is the fifth case, and the data shows what buyers weigh. Among all buyers in 2025, quality of the neighborhood at 59% and convenience to friends and family at 47% were the top neighborhood factors. Convenience to the buyer's job stood at 31%, down from 52% in 2014.
What the North Atlanta numbers say a relocating buyer is walking into
The submarkets are measured separately, and they do not read the same way. For the three months ending August 2026, the median sale price was $789,619 in Buckhead, up 21.5% year over year, meaning compared with the same period a year earlier, with 48 days on market, the median time from listing to going under contract. In Sandy Springs, the median sale price was $679,550, down 0.8% year over year, with 36 days on market. In Brookhaven, the median sale price was $774,487, up 2.9% year over year, with 30 days on market versus 45 days a year earlier. In Dunwoody, the median sale price was $670,806, down 4.2% year over year, with 27 days on market.
Execution is close to asking price across all four. Price drops occurred on 34.0% of homes in Buckhead, 35.4% in Sandy Springs, 31.6% in Brookhaven, and 37.7% in Dunwoody, and 20.2% of Buckhead homes sold above list price as of August 2026.

369 homes sold in Sandy Springs in August 2026, up 15.4% year over year, with 36 days on market versus 40 days a year earlier.
Listing-price context is measured differently and covers different periods, so it sits beside these figures rather than replacing them. Realtor.com's August 2026 indicators for Sandy Springs show 589 active listings, up 5.49% year over year, a $523,500 median listing price, down 11.89% year over year, and 50 days on market, up 7.69% year over year. A median listing price and a median sale price measure different stages of a transaction.
With sale-to-list ratios at 98.1% to 99.0% and price drops on 31.6% to 37.7% of homes across these four submarkets, assume you will negotiate rather than bid up, and assume pricing is being tested rather than accepted.
There is no published North Atlanta figure to give you instead. A completed-move count, inflow share, and origin ranking are not published for the North Atlanta label, and no blended North Atlanta market statistic is published. The Atlanta-Sandy Springs-Roswell metropolitan statistical area added 75,134 residents between July 1, 2023 and July 1, 2024, from 6,336,015 to 6,411,149, as of February 19, 2026. That is total estimated population change and not an inbound-migration count.
The questions to ask before you sign with anyone
You will be signing a contract before you tour, so ask these first. In Georgia, a buyer working with an agent must sign a written buyer-broker agreement before that agent tours a home with them, a requirement that took effect nationwide on August 17, 2024 under the NAR settlement.
- Which buyer-brokerage form do you use, and are the compensation and termination terms filled in before I sign? Under Georgia Real Estate Commission Rule 520-1-.02, a brokerage engagement is a written contract between a client and the broker, and Georgia state law prohibits a broker from representing a buyer as a client without first entering into a written agreement.
- Is your six-digit license number on the paperwork? Georgia Rule 520-1-.10 requires a licensee preparing or signing a brokerage engagement or an offer to include the six-digit license number issued by the Commission for each firm and licensee in the transaction, and to provide a copy of any document used in a real estate transaction to any individual signing it.
- Which relocation credentials do you hold, and who accredits them? Ask specifically about the Accredited Buyer's Representative designation and NAR's Military Relocation Professional certification, and about Worldwide ERC's Certified Relocation Professional and Senior Certified Relocation Professional designations.
- How will you verify the school attendance zone for a specific address? Fulton County Schools is the only non-contiguous school district in Georgia, and ZIP codes assigned to other cities apply in various parts of Johns Creek.
- Which submarkets do you actually transact in?
- What does remote touring look like with you, and what will I see before I fly in?
- Where do I file a complaint if something goes wrong? The Georgia Real Estate Commission is the authority for licensing rules and complaints.
One more on how you find the agent. If you are moving from out of state you have no local referral network, which is why the interview matters more for you than for a local buyer.
