How to Compare North Atlanta Cities and Build a Shortlist

Compare North Atlanta cities by your own priorities: lot rules, commute, schools, taxes, utilities and HOAs, with August 2026 pricing on four submarkets.

October 19, 2026 · 10 min read · Mary Ellen Vanaken

Start with your own non-negotiables, then test each North Atlanta city against them one factor at a time, because the four submarkets with comparable current data do not behave alike: for the three months ending August 2026, median sale prices ranged from $670,806 in Dunwoody to $789,619 in Buckhead, days on market ranged from 27 in Dunwoody to 48 in Buckhead, and the share of homes with price drops ranged from 31.6% in Brookhaven to 37.7% in Dunwoody. There is no blended North Atlanta statistic, so a shortlist built on one average is built on a number that does not exist. The factors that actually decide a purchase, school assignment, property tax millage, electric provider, and HOA covenants, are set at the address, not at the city.

North Atlanta is a local-area label rather than a jurisdiction. It is not the City of Atlanta, Fulton County, DeKalb County, or the Atlanta-Sandy Springs-Roswell metropolitan statistical area. Buckhead is a neighborhood submarket inside Atlanta; Sandy Springs, Brookhaven, Dunwoody, and Chamblee are nearby municipalities used as comparators. That distinction matters the moment you start comparing, because two guides can use the same city name and mean different ground.

Write down your non-negotiables before you look at a single listing

The priorities that come up in real North Atlanta relocation inquiries are concrete. A 2025 public discussion from someone moving to the area named a work location near Dunwoody, four bedrooms, public middle and high schools, and manageable daily traffic, and compared Dunwoody, Alpharetta or Johns Creek, and Buckhead. A 2026 public discussion from a couple relocating from Tampa named a $600,000 budget along with land, dogs, community amenities, and nature, and a commute outside peak traffic.

Those are usable lists because each item can be checked against a specific address. Lot size, commute destination, and walkability behave the same way. Write yours as a short list of things a house must have, then treat everything else as a preference you will trade.

Lot rules are one of the few priorities a city sets directly. The City of Milton formed in 2006 from parts of unincorporated Fulton County, and about 85% of its over 39 square miles are agriculturally zoned, meaning residential lots must be at least 1 acre. Milton's City Council voted unanimously to expand the minimum lot width at the building line for future AG-1 lots to 150 feet, up from the 100 feet in place since the city's 2006 incorporation. That change applies only to new lots created through the minor plat or final plat processes in areas zoned AG-1, which covers the vast majority of land in Milton, and the total size of such new lots stays at 1 acre or more. Properties on cul-de-sacs may still be 100 feet wide at the building line. If acreage and rural look are a non-negotiable for you, that is the kind of rule to read before you shortlist.

Commute and telework patterns belong on the list as a measured factor

Housing affordability and traffic were the two leading problems named in the 2025 Metro Atlanta Speaks survey. In an 11-county survey of 4,121 adult residents fielded in August 2025, 28% named housing affordability and 24% named traffic as metro Atlanta's biggest problem.

Work patterns in the region are mixed. The survey covers a 20-county region.

The SR 400 corridor has a defined mobility project. The Georgia Department of Transportation's project covers 16 miles from North Springs MARTA Station to McFarland Parkway and identifies planned stops at Holcomb Bridge Road, North Point Mall, and Windward Parkway Park & Ride. Those are planned stops, so when you weigh a city against your commute, separate the access that exists today from the infrastructure that is in a project plan.

Cost of getting around belongs in the same column as price. Average annual household expenditures for 2023 to 2024 were $27,869 for housing and $13,596 for transportation, and together the two categories were 49.9% of average annual spending. That is a two-year metro expenditure average and a spending proxy, not a North Atlanta price index or your budget.

Four submarkets with comparable current pricing data

The same set of measures for four North Atlanta submarkets for the three months ending August 2026 and as of August 2026 monthly panels. Days on market here is the median time from listing to going under contract, and the sale-to-list ratio is the share of asking price a home sells for.

Submarket Median sale price, three months ending August 2026 Year over year, compared with the same period a year earlier Days on market Share of asking price Homes with price drops
Buckhead, Atlanta $789,619 Up 21.5% 48 98.1% 34.0%
Brookhaven $774,487 Up 2.9% 30, versus 45 a year earlier 99.0% 31.6%
Sandy Springs $679,550 Down 0.8% 36, versus 40 a year earlier 98.1% 35.4%
Dunwoody $670,806 Down 4.2% 27 98.8% 37.7%

As of August 2026, 20.2% of Buckhead homes sold above list price, and 369 homes sold in Sandy Springs in August 2026, up 15.4% year over year. Price drops are present in every one of the four markets. In a set of markets closing between 98.1% and 99.0% of asking price with price-drop shares between 31.6% and 37.7%, assume you are negotiating against a specific listing's history rather than bidding against a market-wide pattern.

These four are the submarkets with consistently reported current measures. Chamblee appears in the comparator set as a content comparison for walkability, dining, neighborhoods, and access, with no comparable price measures as of August 2026.

Listing prices and sale prices are different measures and do not combine

Median listing prices and closed sale prices are measured for different periods, so the two should not be read as competing views of the same thing. For Buckhead, Realtor.com's April 2026 summary reports 975 active listings, 54 median days on market, and a $465,000 median listing price, and its March 2026 context shows a 97% sale-to-list ratio and a buyer-market label. For Sandy Springs, Realtor.com's August 2026 indicators show 589 active listings, up 5.49% year over year, a $523,500 median listing price, down 11.89% year over year, and 50 median days on market, up 7.69% year over year. For Brookhaven, Realtor.com's January 2026 context reports a $699,900 median home price, 267 active listings, and 68 median days on market.

When you build a side-by-side comparison, label every cell with its measure and its period. A median listing price and a median sale price in the same column will make one city look cheaper than another for reasons that have nothing to do with the city.

School assignment, taxes, utilities, and covenants are verified at the address

Four of the most common comparison factors are not city-level facts at all.

School assignment. The Fulton County School System serves the area of Fulton County outside the Atlanta city limits, including the north Fulton cities of Alpharetta, Johns Creek, Milton, Mountain Park, Roswell, and Sandy Springs. Addresses inside Atlanta city limits are served by Atlanta Public Schools. Whether a North Fulton address falls under one or the other depends on whether it sits inside the Atlanta city limits. Fulton County Schools publishes a Find My School locator map where you enter a home address to see the zoned elementary and middle school, and a Find Your School Using Your Home Address tool for the 2026-27 school year. Its Operational Planning division maintains the attendance zone maps and publishes Redistricting Process pages describing the procedure for changing attendance zones. Operational Planning is at 6201 Powers Ferry Rd NW, Atlanta, GA 30339, phone 470-254-5540. Check the zone for the specific address, not the city.

Millage is levied by several authorities at once, and the components have to be separated before two places can be compared. On Aug. The rollback rate is calculated in accordance with Georgia law and is designed to offset increases in taxable property values resulting from countywide reassessments.

Electric provider. In Georgia the electric utility is determined by where a home is located and a homeowner cannot choose the provider. Georgia Power serves most of the state, and 41 Electric Membership Corporations serve rural and suburban areas. Sawnee EMC serves parts of seven counties as outlined in the 1973 Territorial Act of Georgia: Forsyth, Fulton, Dawson, and Lumpkin, and states that its territory generally extends from the Chattahoochee River at GA 400 in the south to S.R. 60 at GA 400 in the north, the community of Holly Springs in the west, and the community of Flowery Branch in the east.

HOA and covenants. Georgia restrictive covenants are governed primarily by O.C.G.A. § 44-5-60, which sets how long covenants can run, and by the Georgia Property Owners' Association Act at O.C.G.A. §§ 44-3-220 through 44-3-235, which covers amendments and enforcement liens. The Property Owners' Association Act was adopted in 1994 to expand the powers of homeowners associations, and communities that submit their instruments to it are not subject to Code Section 44-5-60. For covenants to be enforceable in Georgia they must be recorded with the county land records where the property is located, and a document affecting covenant duration must be recorded in the office of the clerk of the superior court of the county where the land is located, no sooner than but within two years prior to the expiration of the initial 20-year period or any subsequent 20-year period. Covenants in planned subdivisions with 15 or more individual lots renew automatically when the original term expires, with no limit on the number of renewals. Ask for the recorded documents for the subdivision you are considering.

Organizing the comparison so your agent can act on it

Build one row per city and one column per priority, and keep the measure and its date inside the cell. The four-market table above is the model: price, year over year change, days on market, share of asking price, and price-drop share, all from the same reporting period so the rows are comparable.

Then add the address-level columns and leave them blank until they are verified: zoned elementary and secondary school; the taxing authorities and their current millage components; the serving electric utility; and whether the subdivision has recorded covenants and a property owners' association.

Bring me the filled table. A shortlist with a work location, a lot-size floor, a budget, and verified school zones gives me something to search against. A shortlist built on which city "feels right" does not.

When two guides describe the same city differently

Geographic frames differ by publisher, and the mismatch is usually definitional rather than a disagreement about facts. Public migration data do not publish a North Atlanta series. North Atlanta boundary and migration figures are not published by city. The Internal Revenue Service migration release for filing years 2022 to 2023 provides county and state flow files and no North Atlanta total.

An incorporated place is a governmental unit incorporated under state law as a city or town, generally to provide governmental services for a concentration of people within legally prescribed boundaries. Census designated places are statistical geographic entities representing closely settled, unincorporated communities that are locally recognized and identified by name, and they differ from incorporated places in that they lack a legally defined boundary and an active, functioning governmental structure chartered by the state and administered by elected officials. A CDP may not be located, either partially or entirely, within an incorporated place or another CDP, and predominantly residential CDPs should represent recognizably distinct, locally known communities but not typical suburban subdivisions. CDP boundaries may change from decade to decade.

The U.S. Postal Service assigns a city to each ZIP Code based on where mail is delivered from, while the Census Bureau assigns a household to a place based on the home's physical location, so the name on an envelope and the name of the census geography can differ.

When two sources disagree about a city, check three things before you treat it as a contradiction: the geographic unit each one used, the period each one covered, and whether the number is a listing measure or a closed-sale measure.

The Bottom Line

Compare North Atlanta cities by your own priorities, not by a single market number, because no blended North Atlanta statistic exists and the four submarkets with comparable data for the three months ending August 2026 run from a $670,806 median sale price and 27 days on market in Dunwoody to $789,619 and 48 days in Buckhead. Set your non-negotiables first, build one row per city with the measure and date inside every cell, and leave school zone, millage components, electric utility, and recorded covenants blank until each is verified for a specific address. Send me your filled comparison table and I will tell you which houses in those cities are worth your time.

FAQ

Which North Atlanta city is cheapest right now?

Among the four submarkets with comparable current data, Dunwoody had the lowest median sale price for the three months ending August 2026 at $670,806, down 4.2% year over year. Sandy Springs was $679,550, down 0.8%, Brookhaven was $774,487, up 2.9%, and Buckhead was $789,619, up 21.5%.

How do I find out which school my address is zoned for?

Use the Fulton County Schools Find My School locator map and enter the home address to see the zoned elementary, middle, and high school. The Fulton County School System serves Fulton County outside the Atlanta city limits, including Alpharetta, Johns Creek, Milton, Mountain Park, Roswell, and Sandy Springs, while addresses inside Atlanta city limits are served by Atlanta Public Schools. Fulton County Schools also publishes a Find Your School Using Your Home Address tool for the 2026-27 school year, and its Operational Planning division maintains the attendance zone maps.

Why do Zillow, Redfin, and Realtor.com show different prices for the same city?

They often report different measures over different periods. The median sale price for Buckhead was $789,619 for the three months ending August 2026, while the median listing price for Buckhead was $465,000 as of April 2026. A median listing price describes homes currently on the market and a median sale price describes homes that closed, so the two are not interchangeable.

How much land do I need to buy in Milton?

About 85% of Milton's over 39 square miles are agriculturally zoned, meaning residential lots must be at least 1 acre. Milton's City Council voted unanimously to expand the minimum lot width at the building line for future AG-1 lots to 150 feet, up from the 100 feet in place since the city's 2006 incorporation. That change applies only to new lots created through the minor plat or final plat processes in AG-1 areas, the total lot size stays at 1 acre or more, and cul-de-sac properties may still be 100 feet wide at the building line.

Do HOA covenants in Georgia ever expire?

Georgia restrictive covenants are governed primarily by O.C.G.A. § 44-5-60, and covenants in planned subdivisions with 15 or more individual lots renew automatically when the original term expires, with no limit on the number of renewals. A document affecting covenant duration must be recorded with the clerk of the superior court in the county where the land is located, no sooner than but within two years before the end of the initial 20-year period or any later 20-year period. Communities that submit their instruments to the Georgia Property Owners' Association Act, adopted in 1994, are not subject to Code Section 44-5-60.
